Fund It. Fix the Foundation. Or Let It Go.
Not every opportunity should be forced into a loan. Mike Buchanan brings more than 40 years of troubleshooting experience to the review: clarify the problem, compare it with current lender criteria, and give you an honest next step. Sometimes the deal may be ready now. Sometimes the borrower, entity, liquidity, experience, or deal structure needs work. Sometimes the disciplined answer is to walk away.
How the Process Works
- Submit a real opportunity. Complete the Funding Fit Review with the property, entity, borrower, liquidity, timeline, and exit-strategy facts.
- Get a practical assessment. Mike reviews the opportunity against available broker and lender criteria.
- Choose the next best step. Proceed, strengthen the foundation, or let the opportunity go.
- Complete lender underwriting. If a possible path exists, the independent lender makes all underwriting and approval decisions.
Possible Financing Categories
- Fix-and-flip and short-term bridge financing
- DSCR rental and buy-and-hold financing
- BRRRR acquisition, renovation, and refinance paths
- Ground-up, multifamily, and commercial opportunities when a current lender path exists
- Business-growth funding for qualified, established businesses when an eligible program is available
